So if you want privacy and comfort in your room during daytime or evening hours, this will not be possible, at the Timber Creek apartments during the summer months. If you sit on the floors of your room or close to the wall you can feel the heat penetrating through the walls, that's how hot the rooms are. At night and the daytime. Timber creek would be nice for the early spring or late fall semesters. Basically October-March.

TERRIBLE! DO NOT MOVE YOUR COLLEGE KID IN HERE. This is known as the Zoo Aka the Slum Apartments of Chico, California. They moved a guy who should be in a mental health institution into the room next to me without notice. Complaints and repairs will never be dealt with. The new management will take your money and run with it. I would only send your child here if you want them to end up in a supermax prison later in life.

I only lived at the Timber Creek apartments for 2 weeks and my experience was not the best. The first day that I moved in there the security attempted to tow my truck without even a warning because I didn't have a placecard. I had to pay the tow driver $75 to release my vehicle.

If you seem like a rube the leasing agents will pair you up with sketchy people, I'm talking the kinda people the state couldn't afford to keep in the mental ward anymore so they let them out, I literally kept my door locked at night.

To live there in the summer's heat is horrible horrible especially when your trying to relax in your room because there is no central air. There's only 1 air conditioner through the while apartment and that's in the living room. I felt like it was dangerous to sleep in the room at night with the door closed because it felt like a sauna or hot box.

The agent notes I'll also need 100,000$ in liability insurance, which is like 25$ a month according to the agent, it's 42$ a month going through the insurance they prefer.

So I would advise any student, working person or anyone in particular that is interested in this place, before you sign your lease, be careful!!! and spend 10 minutes in the room with the door opened or closed, especially the 3 back rooms. The Nord Gardens is a waay better place to me. Just My Opinion...

The gates to the complex are all so jammed up it literally takes weeks to figure it out.

Then when you try to do laundry their machine that dispenses laundry cards doesn't work, then laundry machines #2 and #8 don't work either from what I've heard.

I make the mistake of leasing here once, ONCE.

At night water condenses inside your apartment which is why they make sure they have the mold clause in the lease agreement.

What about Internet to do homework? +40$ more through Comcast.

The tenants that aren't sketchy are really friendly though, and everyone smokes weed if you're into that.

The leasing agent stated a room would be 430$ precisely including utilities, we get the contract and it's 460$. No worries it's kinda petty right?

It doesn't seem that bad at first glance but it is. I'm the kinda guy that's easily pleased and gives everything 4+ star reviews if they're average. So please take heed to my advice. Go elsewhere.

They honestly don't even deserve one star, other than the fact that the apartments do supply walls, so I guess I had some privacy that way...... there are places in chico that are the same price for way better amenities. Find those, live there. You don't want to live in a zoo. It's nick named the zoo for a reason. And is not just because there's partying. I think it's because the management can't get there shot together so they run around like animals. But go ahead & see for yourself.

The carpet is so dirty when you move in that I literally needed an antihistamine and found toenail clippings on them.

In my opinion, the Timber Creek apartments does not have the proper modern amenities, such as insulation in the wall's or central air. For the price they're charging to rent out an entire apartment.

This place sucks. Everything breaks! The walls are so thin, you can hear everything. The gates were always messing up. The washer and dryer machine hardly worked. Some washers would leave your clothes very soaked and the dryers wouldn't dry all the way. They never notify you if something goes wrong with a payment. They leave it very last minute. This place is just a horrible place to live. It's sad.
